Terms of use

PropCompare lets you compare properties in Ahmedabad and Gujarat side by side, using facts read from developers’ brochures and checked against the RERA register. It is run by [To be confirmed: legal name of the operator].

PropCompare is an information service. It is not a sale or an offer of sale, it is not financial, legal or investment advice, and it does not show or negotiate prices. A decision to buy is yours, and the contract is between you and the developer or seller.

We take facts from brochures and the public RERA register and review them before they are shown. We say plainly when a fact is not stated. Even so, a brochure can be out of date or wrong, a register can be changed after we read it, and we can make mistakes. Check anything that matters to your decision with the developer and the RERA register before you rely on it. Where a page shows when it was last checked, that date is the last time we looked.

Star ratings are the average of what visitors who scanned a property’s printed code said. They are those visitors’ opinions, not our assessment, and we never use them to rank or recommend a property.

You sign in with your mobile number and a one-time code. You are responsible for what happens under your number, so keep your phone secure and tell us if you lose your number. Give your own number and your own name. We may suspend an account that is used to abuse the site.

You must be at least 18 years old.

You agree not to:

• copy the site’s pages, pictures or data in bulk, or use automated tools to collect them, without our written permission;
• try to get around the sign-in, the limits on requests or any other protection, or probe the site for weaknesses;
• send false, abusive or unlawful enquiries;
• use the site to approach other buyers or to market to anyone.

When you send an enquiry we read it first. If we forward it, the developer of that property receives your name, your message and your phone number and may contact you. We do not control what a developer says or does. Anything you agree with a developer is between you and them.

You may review a property only if you have been to its sales site and scanned the code printed there, and only once for each property. Write what you saw and experienced. Do not include contact details, links, threats or abuse, and do not review a property you are connected with as its developer, agent or competitor. We show your review without your name or number. We may hold, hide or remove a review that breaks these rules; we do not remove a review for being critical.

A developer’s team signs in with the accounts we invite. In addition to the rest of these terms, you agree that:

• the buyer details in a forwarded enquiry are for answering that enquiry only. You will not add them to a marketing list, share them with anyone outside your team, or contact the buyer about anything else without their agreement, and you will delete them when the buyer asks you to;
• you will keep your sign-in to yourself and tell us at once if you think someone else has used it;
• the figures in the portal are summaries for your own use. You will not try to work out who an individual visitor or reviewer is;
• you will display the printed review code only at your sales site, not online, and neither you nor anyone acting for you will review your own or a competitor’s property.

We may withdraw portal access if these are broken.

The pictures, floor plans and descriptions of a property belong to its developer or to whoever made them. We show them, with their source, to help you compare. Each is credited to where it came from.

If you are the owner of something shown here, or a person named or pictured, and you want it removed or corrected, see removal requests. We act on those promptly.

The site’s design, text, the way facts are compared and the database as a whole belong to us. You may use them to make your own decision, and may link to a page, but not to copy or resell them.

We provide the site as it is and try to keep it available and correct, but do not promise it will always be either. To the extent the law allows, we are not responsible for loss that comes from relying on information on the site, from a developer’s acts, or from the site being unavailable. Nothing in these terms limits a responsibility that the law does not allow us to limit.

You can stop using the site at any time and ask us to erase your account (see the privacy policy). We may end or suspend access if these terms are broken or the law requires it.

These terms are governed by the laws of India. The courts at Ahmedabad, Gujarat can hear any dispute. Please contact us first so we can try to settle it.
